PROCESS
PROJECT INCEPTION
Prior to the beginning of any project, we intently explore and consider the potential scope of work. Understanding our clients’ scope / schedule / budget is initially essential to our design process. We get to know each other and make certain we are the right fit for what the project aims to achieve collectively.
PERSONALIZATION
The organization is committed to work on a very personal level with each client. Our design values will be expressed up front. We then actively seek similar qualities from our current and new clientele.
1 PRE-DESIGN/CONCEPTUAL PHASE
- The Conceptual Phase reflect client goals based upon the agreed design direction.
- Intimate Q&A in person or via email regarding goals and desires for the project.
- Provided programmatic requirements are discussed.
- Initial concept graphic studies, precedent studies to aid in a vision for the project.
- Client feed back is requested so a realistic design direction can be developed.
2 SCHEMATIC PHASE
- Initial Engineering efforts, schemes, and building systems options will be proposed.
- Basic Specifications begin to take shape.
- A flip through of each drawing sheet with the client to generate comment and ask critical questions.
3 DESIGN DEVELOPMENT PHASE
- Working phase for Omizu Architecture to solidify the client’s goals for the project.
- Selections are made, square footages are set in place, and design detailing begins.
- Engineering systems are finalized and agreed upon by the design team.
- Draft Specification or short-format specifications are produced for coordination.
- A client meeting will be held to generate further comments and ask critical questions.
4 CONSTRUCTION DOCUMENT PHASE
- The Construction Document Phase can be further subdivided into percentages of work to provide benchmark reviews and coordination. The individual submittals allow each entity ample time to provide direction and comments.
- 20% CD
- 50% CD

- 100% Final CD
- Quality Control reviews are conducted to determine the level of drawing craftsmanship, design progress, note/dimensioning clarity, conflict resolution, engineering coordination, and client approval.
- Permitting: A Building Permit is issued only by a County entity. However, Building Permit routing is an integral service that Omizu Architecture can provide. This process occurs at the local County level (City and County of Honolulu, County of Hawaii, etc.).
5 BID / NEGOTIATION PHASE
- Omizu Architecture may aid clientele with “bidding” the project out to various builders (Contractors).
- Bid criteria can be established and administered by Omizu Architecture.
- Once a Contractor is selected, Omizu Architecture shall remain the Owner/Clientele’s representative during construction.
6 CONSTRUCTION ADMINISTRATION
The Construction Administration phase shall include:
- Pre-Construction meeting attendance
- Request for Information (RFI) responses
- Clarifications
- Submittal/Sample Reviews
- Payment Application Reviews
- Site Visits / Field
7 PROJECT CLOSEOUT
Once the construction has completed, tasks may include:
- Review Contractor’s deemed “Substantially Complete” project.
- Site Visit
- “Punchlist” of items that may not meet drawings, specifications, or the design intent.
- Review of the final pay application.

CURIOUSLY KNOWN AS THE MINT “GREEN” BUILDING IN KAHEKA THE CONCRETE RETAIL/OFFICE STRUCTURE IS OPERATED BY THE TRIANGLE CLUB OF HAWAII WHICH IS OWNED BY THE INTERNATIONAL PHILANTHROPIC ORGANIZATION OF THE KNIGHTS OF PYTHIAS. OUR STUDIO HAS NORTH FACING WINDOW WALLS AND A MAGNIFICENT VIEW TO MANOA VALLEY… BEFITTING FOR AN ARCHITECTURAL PRACTICE WITH LOFTY GOALS IN HAWAIʻI.
